01How long is the warranty period?

For commercial customers, a statutory warranty period of four years applies to the entire building. For private customers, the warranty period is five years from the date of acceptance.

Since AS Hallenbau GmbH system halls are generally so-called lightweight halls or temporary structures, a special depreciation period applies, which commercial customers can take advantage of. The investment allowance can be written off within 14 years. However, there are sometimes special considerations (depending on the usage plan), so you should always discuss this with your tax advisor on a case-by-case basis. The stated accounting period is therefore not binding.

Yes, financing is available through our financing partner MMV. Please feel free to speak to your sales advisor about this!

The following payment schedule generally applies: 10% upon order placement, 10% upon structural analysis, 50% upon readiness for shipment, 20% upon commencement of installation, 5% upon completion of the roof and wall cladding, and 5% upon acceptance. Payment is always due immediately upon invoicing. Different payment plans or payment deadlines must be agreed upon with your sales consultant or may be included in your current quotation.

Delivery time

How long will it take to deliver my AS Hallenbau GmbH system hall?

AS Hallenbau GmbH project planning time is approximately six months. However, since many processes are outside of AS Hallenbau GmbH area of responsibility (e.g., processing times at the building authority), you should expect a delivery time of approximately six to eight months. We are happy to agree on fixed delivery dates within this time frame!

Fire protection

What fire protection properties does a AS Hallenbau GmbH system hall have?

Each component has its own fire protection properties. Generally, a steel structure has a fire resistance class of F0, and ISO panels have a building material class of B1. However, for more stringent requirements, other construction materials can be used (e.g., a fire-resistant coating on the steel structure to achieve a fire resistance class of F30). RWA is an abbreviation for smoke and heat extraction system. RWA belongs to the category of preventive fire protection and personal safety. A RWA system detects a fire either by detecting smoke or heat development and then automatically triggers within seconds using a CO2 emergency release box. This opens the skylight dome or rooflight flap in a flash, thus dissipating the smoke. This gives people more time to escape the building.

A smoke and heat extraction system can be installed in the roof area within a skylight dome or within a skylight ridge. Special systems can also be installed in the wall area.

In most cases, a smoke and heat extraction system is required by the responsible building authority. This depends on the building code under which the architect is applying for the hall. According to the Industrial Building Guidelines (which apply to buildings of 200 m² and larger), this is required for a floor area of 200 m² or more. However, AS Hallenbau GmbH system halls are sometimes also applied for under state building regulations. Under these building regulations, no smoke and heat extraction system would be required. Your architect is best placed to decide which building code makes the most sense for your AS Hallenbau GmbH system hall, as this depends on many factors.

A fire alarm system centrally controls all elements of preventive fire protection. A fire alarm system consolidates information from all fire detectors (e.g., smoke and heat extraction systems, fire detectors within offices, etc.). The fire alarm system evaluates this information and initiates appropriate measures independently. For example, the fire alarm system automatically alerts the fire department, shuts down the elevator, locks fire doors, opens smoke extraction systems (SHEVs), etc.

Your architect can determine whether you need to install a fire alarm system in consultation with the relevant building authority. This requires a comprehensive assessment of the construction project and detailed planning.

Hall construction

Are special hall dimensions possible in addition to the AS Hallenbau GmbH system dimensions?

Since every AS Hallenbau GmbH system hall is manufactured to customer specifications, we can also realize customized hall dimensions. This allows for individual adjustments of the hall width, hall size, roof pitch, eave height, etc. The standard dimensions are only a guide and help you plan for optimal costs.

A verifiable hall statics calculation as well as a verifiable foundation statics calculation (for our standard foundations) is included in the offer price and is not charged separately.

All AS Hallenbau GmbH system buildings are wet-painted as standard (corrosion protection class C2, min. 80 µm layer thickness), thus providing long-lasting corrosion protection. Upon request, a wet coating of corrosion protection class C3 (min. 120 µm layer thickness) or a particularly low-maintenance and environmentally friendly hot-dip galvanizing process can also be used.

Every AS Hallenbau GmbH system hall can be equipped with a PV system on site. It is important that you inform us of this when preparing your quote so that we can incorporate the permanent load on the roof area into the quote and later into the structural analysis.

If you are planning a AS Hallenbau GmbH system hall with a flat roof, we can consider the load for extensive on-site green roofing. Unfortunately, on-site green roofing is not possible for gable and monopitch roofs.

Every AS Hallenbau GmbH system hall can be equipped with roof overhangs (extensions of the hall roof) in the gable, eaves, and ridge areas. Canopies can also be installed as solid cantilevers (for example, over an entire side of the hall or above the sectional doors), as well as special entrance canopies for main and side entrances for pedestrians.

Yes, crane systems can be easily installed in your AS Hallenbau GmbH system hall. It’s important that you specify the required loads during the quotation phase so that the hall structure can be structurally strengthened accordingly. Foundations

What foundations do I need?

To ensure the safe and structurally sound construction of a AS Hallenbau GmbH system hall, you require at least point foundations connected to strip foundations or a perimeter strip foundation. The verifiable structural analysis for this is always included in the quote.

Of course, we also offer the option of verifiable statics for a concrete floor slab or a foundation variant of your choice at a fixed price.

The most significant advantage of an energy-saving floor slab lies in its smart and energy-efficient construction. Furthermore, additional foundations are completely unnecessary, as the floor slab is inherently load-bearing. The power-smoothed industrial floor is another plus. We work closely with Futura Fundamentsysteme and Inovatherm in this regard. You can count on our work being carried out seamlessly. Furthermore, technical interfaces are optimally planned. AS Hallenbau GmbH system halls are anchored as standard with ground anchors, which are installed during foundation construction. The steel structure is then screwed onto the previously installed ground anchors during assembly. This also allows you to dismantle the hall again (if necessary).

In the standard version, the wall cladding begins at 0.20 m from the bottom edge of the steel support. A base upstand is also created approximately 0.25 m from the bottom edge of the steel support. However, other dimensions are possible. If you are using a concrete floor slab according to the Futura or Inovatherm system, we recommend overlapping the wall by 5 cm over the floor slab. This would mean the wall cladding would begin at -0.05 m from the bottom edge of the steel support. A base upstand is then unnecessary.

Project process

What work needs to be done on site before construction begins?

Of course, every construction project is unique. For this reason, it’s impossible to predict all the necessary construction measures in advance. However, the earthworks, ducts, and foundations must be constructed on site and prepared for AS Hallenbau GmbH assembly of the hall.

AS Hallenbau GmbH project planning time is approximately six months. The installation time depends largely on the size and scope of the hall (e.g., the number of fixtures in the facades, etc.). Therefore, the installation time can vary from 5 to 60 working days. It’s best to speak to your personal sales consultant about this! Good to know: You can also carry out the installation yourself!

After placing your order, which must be in writing, you will receive a detailed order confirmation from us and, depending on the agreed payment terms, an invoice for the down payment. Once your payment has been received, we will begin processing your order. Depending on the scope of the order, AS Hallenbau GmbH will either begin by preparing your building permit application or by preparing the structural analysis for your hall.

Building application

What work can an architect do for me?

According to the HOAI (Fees Schedule for Architects and Engineers), an architect can support you throughout the entire construction phase. This phase is divided into a total of nine service phases. For each service phase, an architect reserves the right to charge a percentage of the total investment for their services, in accordance with the HOAI. Good to know: When applying for a building permit through AS Hallenbau GmbH (service phase 4), the investment amount is irrelevant. We provide this service at affordable fixed prices. Please feel free to contact us!

Only for phase 4 do you need an architect or engineer to complete the building permit application for you. You can also complete all other phases that an architect can handle yourself.

Processing the building permit application is quick and straightforward. At the beginning, you will receive a questionnaire that you can complete on your own or with the help of our architect. Our architect will also require a hand-drawn sketch of the building’s floor plan so that he can create an initial draft plan and more precisely assess which documents and evidence may be required for the further application. He will be in close contact with you throughout this process. It’s good to know: You can also commission AS Hallenbau GmbH to submit the building permit application in advance, separate from the hall contract. This way, you tie up less capital at the beginning and minimize the risk of subsequent planning changes to the hall contract.

Fire protection concept

What is a fire protection concept?

A fire protection concept is a highly comprehensive and detailed document that describes all the required fire protection features of your AS Hallenbau GmbH system hall. All measures are coordinated and assessed by a certified fire protection expert. Fire protection concepts are required by the building authority, especially for system halls of exceptional size, with two floors, hazardous materials, or high levels of public traffic, to ensure everyone’s safety.

Whether a fire protection concept is required usually becomes clear during the processing of the building permit application. In some cases, however, a preliminary building permit application (always recommended in advance) can also provide information on whether a fire protection concept is required. It is best to prepare the fire protection concept as soon as the design planning (by the architect) is complete.

Unfortunately, AS Hallenbau GmbH cannot prepare a fire protection plan. For this, it is best to contact a certified fire protection specialist in your area. Your local building authority often has the right contact person for you.

Energy certificate

What is an energy certificate?

The energy performance certificate considers all components of a building as a whole. The building envelope, windows, doors, and concrete floor slab, among others, are recorded and evaluated along with their energy properties. The heating system and ventilation are also considered. In order to be permitted to construct a heated building (relevant for obtaining a building permit), the energy consultant must demonstrate within the energy performance certificate that the building is energy efficient. This also determines and reports the building’s energy consumption.

You always need an energy performance certificate if you want to air-condition your building in any way (heating or cooling). You can also obtain information about this from your local building authority.

AS Hallenbau GmbH offers the preparation of energy performance certificates as a fixed-price service. Please contact your sales consultant at any time.

Statics

How do I determine my snow load?

Depending on the construction site, a building must meet different snow load requirements. For this reason, specifying the construction site is also relevant when preparing the quote. Based on the construction site, you can determine the snow load in the hall configurator under the „Location“ item. There you will then be shown the snow load, the snow load zone, and the wind load zone, which the structural engineer will later use as a basis for calculating the hall’s statics. Of course, these values will be checked again by the structural engineer as part of the statics analysis. The hall configurator also takes any additional loads in the roof area (e.g., for a PV system) into account later on („under the „Size“ item).

For each AS Hallenbau GmbH system hall, an individual statics calculation is prepared based on the construction site.

The processing time for a hall structural analysis varies from 10 to 25 working days, depending on the scope. This timeframe does not include the project manager’s coordination and approval time or the subsequent, comprehensive review of the completed calculations.

Since this is a verifiable statics calculation and it is common practice that a statics calculation is checked again by a structural engineer according to the four-eyes principle, a separate structural engineer must usually be commissioned.

The structural engineer prepares the structural calculations, which are then forwarded to a specially certified structural engineer, often appointed by the building authority. This ensures that an independent third party double-checks the calculations. It’s important to note: The costs for the structural engineer’s work are never included in AS Hallenbau GmbH quote, as AS Hallenbau GmbH is not authorized to commission the structural engineer. The selection and commissioning of the structural engineer must be done independently (by the client or the building authority).

The verifiable structural analysis of the hall and the foundation (for the base foundation) is always included in AS Hallenbau GmbH quote. The costs for the structural analysis are charged separately and are to be borne by the client.

For a complete hall structural analysis, you also need a foundation structural analysis. However, the foundation structural analysis can also be performed separately by another specialist company (e.g., Inovatherm or Futura).

The costs for structural analysis for point foundations combined with strip foundations or a perimeter strip foundation are included in the hall price as basic foundation versions. Upon request, we can also prepare a verifiable foundation structural analysis based on a suggested AS Hallenbau GmbH variant for a net price of €2,250. We offer customized foundation structural analysis (according to your requirements) for €4,250 net.

Assembly

Can I do the assembly myself?

Of course, you can also purchase just the hall kit from AS Hallenbau GmbH and complete the assembly yourself. Please note, however, that you must provide the building authority with a construction manager for steel construction (unless you have commissioned an architect to manage the entire construction). This construction manager requires appropriate qualifications in this field (e.g., metalworking) and is then responsible for ensuring the proper and professional assembly of the components.

In principle, the client must ensure the following on the construction site: Provision of sufficient storage space for the temporary storage of components, provision of suitable containers for the disposal of packaging materials, etc., provision of a construction site toilet, provision of construction power, and securing the construction site with construction fences or similar devices to protect the building materials (the client’s sole responsibility). Exceptions are, of course, possible in individual contracts and must be agreed upon with the sales consultant.

If you have commissioned AS Hallenbau GmbH to assemble the building, we will take care of the entire unloading process. If you have only purchased the hall kit, you will need to provide suitable unloading equipment at the unloading site and also take care of the unloading.

Construction supervision falls under service phase 8 of the HOAI (Fees Ordinance for Architects and Engineers) and is typically performed by an architect or engineer. Construction supervision can be assigned within the HAOI according to these defined tasks or can be carried out independently by the client. There is no obligation to outsource this service phase.

You either need a general construction manager (usually an architect, engineer, or structural engineer) who assumes responsibility for and oversees all trades on the construction site. Alternatively, a specialist construction manager can assume responsibility for each individual specialist area. You can obtain a specialist construction manager declaration from AS Hallenbau GmbH, for example, for hall assembly, and from Inovatherm or Futura for concrete work. This way, each specialist company can submit a corresponding declaration for its area, which then eliminates the need for a general construction manager. It’s good to know: By foregoing a general construction manager, you can save even more money, as they always require separate remuneration.

A construction manager assumes responsibility for the proper and professional execution of all work on a construction site (from earthworks and concrete work to paving the site). A specialist construction manager assumes responsibility only for the proper and professional execution of work within his or her area of expertise and is usually appointed/assigned by the executing company.

Special questions

I'm planning a gas heating system and need a roof cutout to allow the chimney to pass through the roof. Who can do this?

Roof cutouts can easily be made in the roof after the hall has been installed. The heating engineer can freely determine the position and only needs to consider any load-bearing structural components.
